Historical Background
We start with Jacob Zeiner; he is the first absolutely certain-to-be ancestor that my family’s genealogy has managed to pin down. If things become more concrete, I’ll edit this to start earlier, but for now:
Jacob Zeiner was born 1815 in Mergelstetten, a borough of the town of Heidenheim in the Kingdom of Württemberg [Königreich Württemberg] during the rule of King Frederick I [Friedrich Wilhelm Karl].
Württemberg
Frederick succeeded to the role of Duke of Württemberg [Herzog von Württemberg] in 1797, became Prince Elector of Württemberg [Kurfürst] in 1803, then in 1806 raised Württemberg to the status of kingdom by permission of Napoleon I, and declared himself king. He united Old Württemberg [of which the town of Heidenhelm was part] with “New” Württemberg.

https://en.wikipedia.org/wiki/Frederick_I_of_W%C3%BCrttemberg
As of 1815, the Kingdom of Württemberg joined the German Confederation [Deutscher Bund]. Intense rivalry between Austria and Prussia eventually led to the Austro-Prussian War in 1866. Prussia’s victory in that conflict led to the dissolution of the German Confederation and created the North German Confederation with Prussia in a ruling position and excluding Austria.
Mergelstetten, Heidenheim
Heidenheim and its surrounds are traditionally Swabian-speaking peoples, a dialect rooted in Swabia, a cultural area mostly within the borders of what is now Baden-Württemberg.

On July 8th, 1868, Jacob Zeiner and two sons, David Gottlieb and Charles Robert, boarded the Hamburg-America Line [Hamburg-Amerikanische Packetfahrt-Actien-Gesellschaft] vessel SS Germania at Hamburg. The Germania departed Hamburg July 8th for New York City via Southampton under Captain H. F. Schwensen.

Jacob Zeiner is listed in this directory as having the occupation “ragpicker“. Oddly, it gives an address for this occupation, No. 111 Mill Street. That seems to fall within the building of Henry Wray & Sons, brass founders at No. 109 Mill Street.
However, other businesses were at the location–including the rag dealer Abraham Hays.

https://www.google.com/books/edition/The_Rochester_Directory/Y18DAAAAYAAJ?hl=en&gbpv=1
So, it stands to reason that Jacob Zeiner worked collecting rags for Abraham Hays’s rag business.

Red: No. 111 Mill Street.
https://catalogplus.libraryweb.org/?section=resource&resourceid=1116158271
Jacob Zeiner was not the only ragpicker at No. 111 Mill Street. Frederick Schneider of No. 18 North Avenue also held that distinction.

https://www.google.com/books/edition/_/Y18DAAAAYAAJ?hl=en&gbpv=1
There is also a George Zeiner listed, who worked as a potter and boarded at No. 97 Scio Street. I’m not 100% sure who this was; there doesn’t seem to be any indication he was a relative of mine, and he was only in this one single directory.

No. 97 Scio Street was the pottery shop of John M. Schmidt; a couple other potters worked there besides George Zeiner, including George Meyer, and the amusingly-named Xavier Schmuck. John M. Schmidt specialized in stoneware and red earthenware.

Charles R. Zeiner would marry Charles E. Schulze‘s sister, Emilie Schulze.
🎂 The first daughter of Charles R. Zeiner and Emilie Schulze, Marie Wilhemina “Minnie” Zeiner was born April 6th, 1874.
Jacob Zeiner is listed as being at No. 110 St. Joseph Avenue. That was apparently above the saloon of Anne Walther. As near as I’m able to place it, No. 110 St. Joseph should be somewhere on the right side of St. Joseph on the below map, between Vienna and Baden Streets. I can’t get more specific than that at present.

As of 1877, Charles R. Zeiner has the address No. 1 Unity Street. I’ve yet to provably determine precisely the house that was No. 1, but it would likely be the house closer to Unity Street on the lot of “F. Whitley” on the below map.

Unity Street.
https://catalogplus.libraryweb.org/?section=resource&resourceid=1116153886
As of the 1888 map, it is the only individually-parceled house facing Unity Street, albeit still not given a number:

Red: Possibly No. 1 Unity Street.
https://photo.libraryweb.org/rochimag/rpm/rpm00/rpm00257.jpg

Red: No. 9 Unity Street.
Present-day location: https://maps.app.goo.gl/YhAXVUhPsrXoTu5v9
Thus, until I find out otherwise, I will guess that is Charles R. Zeiner‘s Unity Street address.

https://www.libraryweb.org/rochcitydir/images/1877/1877t-z.pdf
In 1877, David G. Zeiner is listed as living on Henry Street near Clifford. Jacob Zeiner lived there with him. With no more to go off of than that, I present the area around Henry Street, both north and south:

Henry Street north of Clifford Street.
https://photo.libraryweb.org/rochimag/rpm/rpm00/rpm00157.jpg

Henry Street south of Clifford Street.
https://photo.libraryweb.org/rochimag/rpm/rpm00/rpm00151.jpg
I think it is most likely that David G. Zeiner lived in one of the four houses facing Henry St. south of Clifford and north of Weeger, in plots numbered 18, 19, 20, and 23.

David G. Zeiner‘s address of No. 25 Hoelfer did not exist as of the 1875 map; it seems to have been constructed this year, possibly for/by David G. himself. It would eventually become No. 28 Hoelfer, then No. 28 Sullivan the following year.

The below is supposed to be the Rochester factory of the American Laundry Machinery Co. in 1911; it doesn’t really look a whole lot like the 1910 map, so I’m left to wonder if this is a different location. For instance, there appears to be an extensive set of train tracks running nearby the factory in the image, but that doesn’t exist on the map. I’ll correct the record if I find out otherwise.

Jacob S. Sauer was the son of Jacob Sauer, who had operated the company before his death on 12th August, 1886, The cigar box manufactory of Jacob Sauer was begun some time around 1866, in the “Van Zandt” building, on Aqueduct Street. Besides this, he was also popularly known and beloved as the Captain of the 54th Regiment Band.

https://www.libraryweb.org/rochcitydir/images/1866/1866advertisements.pdf
The “Van Zandt” building was either specifically the one marked in red below, or the entire block. It is described in articles as being behind the Van Zandt shop at No. 11 West Main Street, and [what was at the time] No. 11 West Street is directly across Race Street. Thus, Jacob Sauer would have begun his shop in the building just north of the City Mills, where Charles R. Zeiner began his own.

Red: Most likely the Van Zandt building.
Just as an interesting FYI, this is the Sauer family that lent its name to Sauer Place, formerly Sauers Park.

† Retired Patrolman Charles Zeiner died Friday, April 24th, 1936 at age 59.
Fascinatingly, the directory gives him the middle initial of “C.” Since I don’t know his middle name, this is an enticing piece of information. What could it have been? Charles Charles Zeiner? Charles Carl Zeiner? Charles Cunningham Zeiner? Charles Cancelled Zeiner? Alas, there is no way to be certain, for now.

Meanwhile, George F. Zeiner is working as a box nailer at No. 1099 Jay Street, the factory of Yawman & Erbe.

Sometime around January of 1936, Charles J. Zeiner and his wife Irene A. Marcus would move to No. 28 Priscilla Street. The address change did not make it into the directory that year, but it is mentioned in the January 14th article about Charles injuring his ankle.
Marie J. Rombaut, widow of Charles F. D. Zeiner, would remain at No. 48 Garnet Street.

Charles J. Zeiner continues to have a confusing career development, and also continues to move house. He is listed as working at Eastman Kodak Co. this year, and living at No. 33 Frances Street.

1939

“Zeimer”, believe it or not, is a typo for “Zeiner”.

This year, however, Charles J. Zeiner is listed as a maintenance man–or manager? It does not say if he is still at Eastman Kodak, or if he did maintenance at Eastman Kodak, or what.
1940

Charles J. Zeiner does not even appear in this year’s directory.
Robert Zeiner is listed in the 1940 directory as a leather worker, living at No. 67 Seager Street.

Charles J. Zeiner reappears in this year’s directory, and has advanced to production at Kodak Park. His address is listed as No. 74 Mitchell this year.

Charles J. Zeiner and wife Irene A. Marcus move to No. 20 Mona Street. Charles seems to have become a production manager, I presume at Eastman Kodak but it doesn’t say. I’m giving Charles J. Zeiner the award for “most difficult to pin down”.

1943

https://www.libraryweb.org/rochcitydir/images/1943/1943t-z.pdf
I’m not sure what’s going on with “Emma Zeimer”. There is an Emma Zeiner, but she is married to Herman August Woggon at this time. Due to the conventions of the directory, Emma would have been listed in parentheses after Woggon’s name.
1944

https://www.libraryweb.org/rochcitydir/images/1944/1944t-z.pdf
As of 1944, Charles J. Zeiner is not listed with any occupation, which continues until the final directory in 1946.
1945

Interestingly, this address is directly adjacent to the old Jacob Sauer property, and as such just next to the cigar box factory at No. 65 Hickory Street where Robert G. W. Zeiner’s father [William A. Zeiner], uncle [Charles F. D. Zeiner], and grandfather [Charles R. Zeiner] worked at way back in 1913.

1946 was the last year for the city directory.

I’m going to call that a stopping point. I’m out of directories, and many of the people from here on out are either living or not “historical” enough to be interesting to me, the one who gets to make these decisions.
I’ll be filling in more information as I find it, and treating this as a master document for the history of the Zeiner side of my family [within the confines of Rochester, NY].
